Missouri Commercial Property Owners: Act Fast for Tax Appeals

Is your commercial property assessment high this year? Your assessment could be over fair market value and there’s a limited time to appeal.

In Missouri, all real property is reassessed every two years in odd-numbered years (2021, 2023, 2025) and the market value is determined each January 1.

In a reassessment year a property owner may protest an assessment for one or more of the following reasons:

  • Overvaluation
  • Misclassification
  • Misgraded agricultural land
  • Discrimination 
  • Exemption

The appeal deadlines vary in Missouri based on County Classification.

  • Non-Charter First Class Counties, such as Cass, have a tax appeal deadline of the third Monday in June (unless extended by the Board of Equalization).
  • Charter First Class Counties, such as Jackson, have the authority to create their own procedures so long as they do not conflict with the general statutes governing boards of equalization. The deadline for appealing to the boards of equalization in first class counties, unless the deadline is extended by the board, is before the third Monday in June.
  • Class 2, 3, and 4 Counties have a tax appeal deadline of the second Monday in July (unless extended by the Board of Equalization).
